Get Representation!

How many buyers talk directly to a For Sale by Builder or For Sale by Owner? About 10%. Do these sellers ever ask the buyer if he has an agent? Do they quote an allowance for the costs of the Buyer's agent? Hardly ever.

Do not be fooled. There is no savings in buying without an agent. Entirely the opposite is true in most cases.

Most sellers have no interest in the Buyer getting representation. They have no interest in the buyer making the right decision or the best decision. It's in their interest to net the highest profit with the least buyer resistance. Thus they do not want to encourage a buyer to have representation for the biggest financial committment most will ever make.

Some say that Real Estate isn't a great investment in the short term. Not entirely true. The 3% the buyer pays for his Realtor is a great investment and is the best 3% they will ever invest. That 3% is in the price of the house. If the seller doesn't offer the buyer an allowance for representation then he, the seller, is just putting 3 more % towards his profit.
